A. Our properties range from 1 plus and can be seen on the website.
Q. How do I view a property?
A. We offer online accompanied virtual tour with an Agent and viewings in person.
Q. How much does it cost to Register?
A. Registration is free with Elite Lets Property Services.
Q. What is an agency fee for?
A. This is not applicable.
Q. How much does it cost to reserve a property?
A. Elite Lets Property Services do not charge a reservation fee. We offer a Booking Process, which needs to be completed and pay for deposit.
Q. Do I have to pay the full 12 months rent?
A. The rent is split into 4 instalments throughout the tenancy agreement and offer an option for full rent to be settled if preferred.
Q. Why should I pay quarterly?
A. This works well for most students.
Q. What is the deposit for?
A. Any damage to the property 'beyond normal wear and tear' will be deducted from the deposit at the end of the tenancy. We like tenants to respect and look after our properties. If properties are not looked after and returned in the condition provided beginning of the tenancy this may impact your deposit.
Q. What is a Parental Guarantor Form?
A. A parent must sign a form to confirm they will cover your rent arrears.
Q. What if I change my mind?
A. Elite Lets Property Services take this seriously and avoid time wasting.
Q. Are utility bills included?
A. All our properties are exclusive of bills.
Q. What is an Assured Shorthold Tenancy Agreement?
A. The whole group will sign the same agreement for the length of time chosen and you will be jointly responsible for the total rent and any damage.
Q. Can we have pets?
A. Pets are against the terms of the Tenancy Agreement.
Q. Do you have gas and electrical safety certificates?
A. All Elite Lets properties have Gas and Electrical Safety Certificates.
Q. How do I view a property?
A. You can call the office or send in a booking enquiry form from Elite Lets Website or Right move.
Q. How can I reserve a property?
A. Your group must view the property together so you will be able to make a decision. We also advice you to discuss with your guarantor as well to avoid further complications.
Q. Do I need a reference?
A. All Parents will be required to sign a Guarantor Form.
Q. What is an EPC?
A. An EPC is the acronym for Energy Performance Certificate.
The Energy Performance Certificate tells you how energy efficient your home is and how this will impact on the environment through Carbon Dioxide emissions. The EPC will provide advice on how to improve your home's energy efficiency to save you money and help the environment. Government and EU directives require that all properties sold or rented require an Energy Performance Certificate. As of January 2008 ALL domestic houses and apartments require an EPC prior to being marketed.
